News

  • Nearing Completion 9th August 2017 - Heading to the finish line.

    The construction of Bellus Apartments is well in completion mode with the last of the structures, gym and rubbish room nearly finished.

    All apartments are going through final cleaning and internal inspections while work now moves to the fit out of common areas such as the stairwells and lobby areas.

    Planting has been completed on the podium level on Scoria Crescent side as well as the cedar fencing. Remaining landscaping such as the grass seeding and laying of river stones has been slightly delayed due to weather conditions.

    Landscaping is now progressing on the College Road frontage alongside the installation of the Bellus Apartments signage.

    Soon it will be time for purchasers to be able to look through their new apartments before settlement due 4th quarter 2017.

  • A Gem Among the Stones 30th June 2017 - Removal of the all external scaffold reveals the contemporary facade of Bellus.

    To date over 272,941 construction hours have been put in by Kalmar Construction and team to get Bellus Apartments closer to nearing completion. With the removal of the external scaffold the contemporary facade has now being revealed, showcasing the buildings white, ochre and black exterior. The commencement of landscaping will soon commence bringing even more personality to the building.

    Glazing on the gymnasium is being installed with the cedar fences as shown above currently being installed around the building. The storage lockers have been installed in the basement with finishing works in progress. Stair balustrading is currently in progress as well the Ground Level patios waterproofing and tiling.

    Moving inside Ground Floor apartments have had their apartments inspected by the consultants with them highlighting any “snags”. As shown by the blue dots in the above image. These snags will then be given to the construction team to remedy before handover to purchasers. Level 1 & 2 apartments will begin their inspections with the consultants next week. Level 3 apartments are having their carpet installed while Level 4 apartments are going through their Final Fix for services such as electrical, plumbing and fire services.

    Now that the scaffold is removed and we can see the wonderful facade of Bellus, we are extremely pleased on how the building is taking shape. We still remain on schedule and anticipate settlement will occur 4th Quarter 2017.

  • Scaffold Comes Down 24th May 2017 - Scaffold comes down on the South side of the building.

    The scaffold has been dismantled on the southern face of the building showing the hard work the project team has put in to achieve the final finish on these external elements. The next tranche of work is to develop the podium finishes which will the see the completion of the podium structure, decorative concrete and landscaping features.

    To complete the exposed podium slabs, which will enable the landscaping to commence, the team have come up with a strategic plan to execute this work. Due to the sheer size of the podium these pours will be broken down into 5 main pours. A further 2 pours will be required to complete the footpaths and vehicle crossing along Scoria Crescent, following the kerbing and asphalt operation to complete the new car parking spaces currently being formed.

    During this time there will be some disruptions to the limited space alongside Scoria Crescent but we are working with Auckland Transport to ensure that the disruptions are minimal.

    Given the nature of the industry and weather restrictions our schedule pour dates are fluid but our focus and target is for a 6 week pour schedule to be done by the end of June 2017.

    The apartments are progressing well with the Ground Level well advanced and nearing finishing. Level 1 has had the final fix of services such as plumbing, electrical completed in preparation for the laying of carpet. On Level 2, the kitchen and tile installations are nearly complete while waterproofing and kitchens are underway on Level 3. Painting is underway on Level 4, the paint colour chosen for the apartments is Half Rice Cake by Resene.

    In the common areas the focus in now on the stair cores and the ceiling closures are underway. Joinery is now being installed in the common areas while external painting still continues. There is a focus on the facade elements on the North side of the building to be completed in order for the removal of the remaining external scaffolding to allow for the completion of the podium deck activities, such as the building of the bike shed.

    Continuing on the outside of the building the gymnasium and rubbish room construction is proceeding with the first fix of services nearly completed.

    Other works on site include installing the fence posts and work on the parking bays, ramps and Scoria Cresent interfaces underway.

  • Still on Track 12th April 2017 - Bellus keeping on track despite weather conditions.

    Work on the roof membrane of Bellus is almost complete, which is decreasing the exposure to internal works from the ghastly weather we have been having lately. There has been a focus of the Kalmar Construction team to concentrate on the facade elements which once completed means the external scaffold will be able to be removed. With over 200,000 construction hours already put in by the team, it is exciting to see what the Bellus Apartments look like without scaffold surrounding the building.

    The removal of the scaffold will also allow the work to be completed for the podium car park.  As mentioned before, the recent weather events have slowed work on the exterior slightly but work was able to continue in the interiors of each of the apartment levels.

    We are tracking well with our internal fit outs with kitchens installed in 20% of the building. All apartments are fully plastered and over 50% are painted. Tiling in the wet areas such as kitchens, bathrooms and laundries are progressing well. First fix of services have been completed up to Level 3 with final fix of services such as electrical, plumbing and exhaust happening on the Ground Level.

    Even with the slight weather delays, we are still on track to meet our construction deadlines and are pleased with the progress that has been made on site.

  • Working on the Inside 2nd March 2017 - Work continues to make excellent progress on the exterior and interior of Bellus.

    In viewing the recent construction images at Bellus Apartments it’s easy to see the progress that the Kalmar Construction team have been making.

    On the external side of things the structure is considered complete with the roof waterproof membrane being applied.

    Balustrades and brick work is well advance on the outside of the building with the Southern facade now complete. Work is also underway to install 2 types of cladding material to the building.

    The  2 types of cladding materials for Bellus are, a Aluminum Composite Panel and a Terracotta Panel. These panels are used to give the building personality and character.

    Work has begun on the installation of the ramp to the basement which will provide access to your car parks and storage lockers and while work continues on the podium car park level with the application of the waterproof membrane as seen in image gallery below.

    Moving inside the apartments, the first fit out of services such a electrical, plumbing, fire sprinkler and extraction ducting have been installed to all apartments.

    Insulation and plasterboard have been installed in all the ground, first, second, and third level apartments. The fourth level is in the process of having the framing completed and insulation and walling linings due to commence soon.

    Painting is well advanced on the Ground Level with tiling to commence soon. Level 1 will commence internal waterproofing and painting soon while Level 2 is ready for Gib stopping to ensure a smooth paint surface.

    Level 3 will continue installing plasterboard to the walls and ceilings and Level 4 will soon commence after the completion of the steel framing.

    We are pleased with the progress construction is making and remain on schedule. We still anticipate settlement will be 4th Quarter 2017.

  • We’ve Reached the Top 21st December 2016 - Work on Bellus moves inside as internal framing of the apartments begin.

    While it may look like chaos looking at the building, the work of the all the tradespeople is evident to see. What once were empty shells, are now framed out apartments on the ground, first and second levels. The first fit out of services such as electrical, plumbing, fire sprinkler and extraction ducting have been installed on the ground and first levels with the work on these services completed when the walls are finished with plasterboard.

    On the ground levels, ranch sliders which will be used to access the courtyards and to balconies on the upper levels are starting to be installed.

    We have made great progress and remain on schedule for the build. We still anticipate settlement will be 4th Quarter 2017.

  • Moving Fast 14th October 2016 - Progress at Bellus Apartments is moving fast as the building starts to take shape

    Work at Bellus Apartments is moving fast as the building begins to take shape.

    We have now reached the fifth and final floor with the final concrete pourings underway.

    With the external framework now in place work can begin to move internal and these empty concrete shells can start to be turned into apartments.

    Internal framing has begun on the Ground and First Floor with the first fix of services such as electrical and plumbing underway.

    The basement is nearing completion with all services including electrical, fire sprinklers, plumbing and ducting all fitted out.

    A building of this size takes a lot of work and to get the building to this stage has taken 91,962 construction hours.

    We have made great progress and remain on schedule for the build. We still anticipate settlement will be 4th Quarter 2017.

  • The Only Way is Up 23rd August 2016 - Structural work continues on Bellus

    The latest on the progress on Bellus Apartments consists of extensive structural and concrete work. As such there isn’t a lot of interesting points to report as this part of the build takes place. However the work that has been made is progressing well with the structure now complete up to Level Two.

    Structural framing is underway on Level Two and Three with the next stage of concrete pours to follow. Recent wind and heavy rain has affected the critical crane operations however we are still on schedule for construction completion.

    On our photography visit we were able to walk through the basement and see the progress that has turned a hole in the ground into a secure basement. All the columns are now installed in the basement with work such as electrical, fire sprinklers and plumbing to continue.

    We are pleased with the progress happening on-site and construction remains on schedule for our settlement date fourth quarter of 2017.

  • All about that Concrete 30th June 2016 - The Bellus site is now full steam ahead.

    The Bellus site is now full steam ahead with all of the basement walls constructed the building is now progressing above street level. Under slab drainage, construction of the foundation and lift cores are also completed within the basement. Internal work on the basement including installation of the storage lockers and car park allocations will happen at a later date.

    The ground floor slab and podium level car park is now complete with the last concrete pour of the car park completed last week.

    Exposed concrete panels are being positioned around the first of the three lift cores to provide texture to the building. While structural steel, panels and flat slabs are been erected in preparation for Level 1 concrete pour.

    To date we have had over 55,000 construction hours to get the building to this stage.

    Construction is progressing well and we continue to be on schedule for our settlement date fourth quarter of 2017.

  • Rising Up 21st April 2016 - Bellus Apartments are starting to take shape with the basement walls being installed.

    While work has been progressing well since the beginning of construction, the site is now taking shape and looking more like a building as the basement walls are starting to be built on the north west side of the building.

    Large concrete panels are also staring to be installed for what will be the ground level car parking. These panels are lifted in place by the cranes on site. Currently we have 2 cranes on-site doing a number of jobs. The 31m and 71m cranes work to move the steel cages used for piling and concrete sheeting as well as to crane in the concrete for the basement floor which creates a cleaner environment for the tradespeople to work in.

    To date we have had 191 tradespeople working close to 25,000 hours to get the building to this stage.

    In the middle of the building the next stage of the basement floor has been poured and work has started to accommodate the installation of exterior concrete wall panels.

    At the Stonefields Ave end of the site, basement piling is still continuing with completion of this due in the coming weeks with less than 10 of the 109 total piles required to be completed.
    To date the depth of these piles have been 15m on average however on this section, the piles, need to go to a depth of 19m due to the nature of the ground material.

    We are pleased with the progress happening on-site and construction remains on schedule.

  • Getting Down and Dirty 4th March 2016 - A huge amount of work goes in to create the foundation of Bellus.

    Although it doesn’t look like much has changed on site since January there’s a huge amount of work that needs to occur under and for the basement before the building can head upwards.

    Work on the drilling and insertion of the 12m to 15m steel pile cages is now 75% complete with approximately 6 weeks before completion.

    The first of four pours for the buildings basement has been completed using 125m³ of concrete to cover an area of 600m². The second of these pours will be completed in March. This month will also see the start of the installation of the basement walls.

    Further works include the construction of the second lift well, continuation of installing ground beams for the basement and earthworks for the last third of the building.

  • Construction is Underway 29th January 2016 - Earthworks and construction have broken ground at Bellus.

    High demand for apartments in Stonefields saw the construction and release of Bellus Apartments brought forward by developers Todd Property Group and Fletcher Residential.

    Builders, Kalmar Construction, have broken ground on the College Road site with the commencement of earthworks. As the name suggests, Stonefields, is built a top an old quarry meaning some stone had to be removed to ensure a level foundation for the building to be erected.

    Removal of this stone and leveling of the ground has been the main focus of the construction process so far. Moving on from this, current works consist of drilling holes in insert 12m to 15m steel pile cages which provide stability and support for the completed building.

    To date half of the required drill holes have been completed which means construction is on schedule. In conjunction with the works, tracks are been dug to make way for ground beams for the building and the first of the three lift wells has started fit out.

  • Bellus Apartments Launched and Under Construction 21st November 2015 - Demand for Stonefields Apartments see release date brought forward.

    To meet demand for apartments in Stonefields, Todd Property and Fletcher Residential have brought forward the release of Bellus Apartments, which are currently under construction.

    Apartments will be on sale from 10am on Saturday 21st November.
